At the outset we’ll conduct an evaluation and costing to determine the structural, business, tax and accounting issues critical to your property acquisition. We’ll specifically evaluate all the financials including costs and outgoings, budgets, cash flow and the property’s tax effectiveness. We’ll also look at the non-financial variables, such as the age of the building. And in the case of commercial property, the location, leases, zoning, tenancy mix and yield.


Negotiating the Purchase

When you decide to buy, we’ll help you successfully negotiate the acquisition. We’ll draft up letters of offers to Agents with an outline of the agreed terms and conditions.

 
Financing

Whether its bank finance, introduction of equity and joint venture partners or mezzanine financiers, we’ll source the finance you need. Plus we’ll build a tax effective financing structure to achieve your desired tax/asset protection outcomes.

 
Structuring the ownership

We’ll structure your ownership in a way that will give you access to the lowest income tax rates. You’ll also have minimal or no capital gains tax, whilst also ensuring maximum asset protection.

 
Settlement

We manage the settlement for you. We’ll meet with you and those important to the settlement process including solicitors, conveyancers and financiers.

 
Asset Management

Now that you own your property, you can still count on our strategic advice to help manage it. This includes helping you negotiate your leases and choosing the best property manager for your property type, whether residential, industrial, retail or commercial office space.


Accounting and Reporting

We’ll make sure that all your reporting requirements are met including your tax returns and Business Activity Statements. We’ll also continue to review your budgets, cash flow profitability and monthly accounting.


Divesting

When you’re looking to sell, we’ll help facilitate the process including working with real estate agents and property consultants.
